President's Corner

       With summer over and fall starting to take hold you should be ramping up your marketing to close out the year with a bang!  People are starting to think about the holidays, gifts, visiting relatives and winter vacations. Note holders are responsive when they need the cash and the next few months are when people need cash the most.  In my experience the last quarter of the year is usually one of my most productive. To be ready for the onslaught of calls I want to make sure that you know exactly what we are looking for, what we do purchase and what we can help people with. Once people know that you have access to millions of dollars to buy notes they will be contacting you for every conceivable real estate related cash need you can think of. In a nutshell here is what we do in our Note Business.

If you’ve been in one of my classes or workshops you know that “WE DO NOT DO LOANS”.  We do not originate, create or otherwise make any loans.  We purchase existing seller financed first position notes secured by real estate on the secondary market.  These are also called “Purchase Money Mortgages.”  To further explain, we buy existing performing first position notes secured by real estate that were created when the seller of a property carried back a note to facilitate the sale of the property.  An existing note is one that the seller has already received at least one payment on it.  To clear it up even more, if they are not RECEIVING payments on a real estate secured note, we can't help them.  This is 99% of my business, the purchase and brokering of existing performing first position seller financed notes secured by real estate on the secondary market. I know it seems repetitive but repetition is sometimes what is remembered.

Q - Hi Jeff,

          I started your video training with Renatus. You said that when you got started 21 years ago, you acquired 400 Note holders from the courthouse. There are now so many courthouses that have the same data online.  Why can't I just duplicate the same kind of research through an online courthouse and follow up with a Direct Marketing campaign via snail mail? Do you think this system is lucrative? ~ Marc 

 

A - Hello Marc!

          Thanks for the email!  NO, I do not think it is lucrative to search county courthouse records anymore. That was before there were good list companies to purchase lists from. County records are usually old tired names and the response from them is minimal due to the age. 
          Why can't you??? well you can... but it is my professional experienced opinion that you would be spinning your wheels and wasting lots of time and money for very little response.
