President's Corner

          May has arrived and your note business should be in full swing.  I’ve seen an increase in accepted prices over the last few weeks (not too surprised because April has always been a good month for me) and expect seller’s to start realizing they are going to need money for their summer vacations really soon! Last week I promised to share my daily routine with you so here is what I came up with:

     9:00 – 10:00        Organize day. Work on pending Files.

     10:00 – 11:00      Respond to any messages – Start Call Backs.

     11:00 – 12:00      Continue with Call Backs.

     12:00 – 1:00        Handle calls. Check e-mail and respond.

ü         1:00 – 2:00          Prepare marketing (mailings, ads, internet etc)

ü         2:00 – 3:00          Check e-mail and respond. Prepare price letters and send.

ü         3:00 – 4:00          Handle calls. Prepare and send packages on accepted deals.

ü         4:00 – 5:00          Prepare for next morning. Check emails. Get and send mail.

                          This should give you a good idea of what my days consist of as a one man operation note business.

            Over the next three weeks in this newsletter, I will be answering the 35 most common questions that note brokers ask me.  Make it a wonderful month! Remember, Success Demands Action! Keep on marketing, it’s going to work! TWITA!

Question of the Week

Q – Hey Jeff: 

          I have a couple of quick questions for you, if I may. I have a friend that is looking to sell a house that he owns and they are considering doing it via a Contract For Deed (private seller note).  This may sound like an odd question, but for a typical residential transaction, how many pages do these documents average? Also, what is the average interest rate that you are seeing on residential houses that have been sitting on the market for about a year? Thank you!

AHi Jim!

        Thanks for the email! Well I have seen Contracts for Deed documentation that was only 4 pages long and I have seen others that are 24 pages long it just depends how particular the seller is and which real estate lawyer he/she uses sometimes.

         As far as interest rate we like to see 9% or higher (for best price) on residential notes but more often than not we see about 6% or lower (the lower the interest rate the bigger the discount). Hope this helps!
