Happy New Year! As I start
every year I like to clean out
my paper file cabinet, clean off
old files off the computer and
get rid of things I haven't used
in awhile.
In life, we tend to have an
easier time acquiring
possessions than we do getting
rid of them. Just as we harbor
emotional baggage that is
difficult to let go of, our
lives can tend to be filled with
material objects that we
may feel compelled to hold on
to. Most people are not
conscious of how much they own
and how many of their
possessions are no longer adding
value to their life. They
fiercely hold on to material
objects because this makes them
feel secure or comfortable.
While it's true that the
ownership of "stuff" can make
you feel good for awhile, it
seldom satisfies the deep inner
longings that nearly everyone
has for fulfillment and
satisfaction. It is only when we
are ready to let go of our
baggage and be vulnerable that
it becomes possible to recognize
the emotional hold that our
possessions can have on us.
It's not uncommon to hold on to material
objects because we are attached
to them or fear the empty spaces
that will remain if we get rid
of them. Giving away the
souvenirs from a beloved voyage
may feel like we are erasing the
memory of that time in our life.
We may also worry that our loved
ones will feel hurt if we don't
keep the gifts they've given us.
It's easy to convince ourselves
that unused possessions might
come in handy someday or that
parting with them will cause you
emotional pain.
However, when your personal
space is filled with objects,
there is no room for anything
new to enter and stay in your
life. Your collection of
belongings may "protect" you
from the uncertainties of an
unknown future while keeping you
stuck in the past. Holding on to
unnecessary possessions often
goes hand in hand with holding
on to pain, anger, and
resentment, and letting go of
your material possessions may
help you release emotional
baggage.
When you make a conscious
decision to fill your personal
space with only the objects that
you need or bring you joy, your
energy level will soar. Clearing
your personal space can lead to
mental clarity and an improved
memory. As you learn to have a
more practical and temporary
relationship to objects,
positive changes will happen,
and you'll have space to create
the life that you desire.
I wish you all a very happy,
healthy and very prosperous
year! Remember, Success Demands Action!

Question of
the Week
Q - Good
Morning Jeff,
I received an accepted offer
from the Seller of the Note for
$20,000.00. I will need to send
you the Credit Authorization
Form to run and verify
the payor's credit. I would
like to send the whole
package with all documents as
per your request. I will have
the seller sign the
Authorization and I can also
supply you with the additional
information. The seller has
three questions I would like
your assistance with. They are
1) how long will it be before
the transaction will close? 2)
Where will the closing
take place? 3) What paperwork
will the seller be signing in
this transaction? Thank you.

Hello Thomasina!
Attached please find the
Credit Authorization form. ONLY
the seller has to sign it NOT
the payor. The first step is
after I receive the signed
credit authorization form, copy
of the signed note and copy of
the settlement statement it will
take me 2-3 business days to
FIRM up the price. If the price
is still acceptable after the
credit check we will have the
seller sign our initial mortgage
purchase agreement and ask for
some more copies of documents
and information from the seller.
Once the seller sends us the
requested items and the signed
agreement a NORMAL transaction
takes 4-6 weeks IF there are no
hurdles or surprises. We close
in house through overnight mail.
There is usually no need to have
a closing at a title company or
real estate attorney.
Sometimes we will do that but it
adds a week or two to the
closing process when dealing
with an outside closer. He will
initially sign the credit
authorization form and then our
initial purchase agreement THEN
when we are ready to close there
will be at a minimum an
assignment of Mortgage, a note
endorsement, an estoppel and a
pay history verification form in
the closing package for the
seller to sign. Hope this
helps! I look forward to working
with you on this one!
