Self-praise is for losers. Be a winner. Stand for something. Always have class, and be humble.

President's Corner

Last week I addressed honesty as being one of the qualities of a good note professional.  This week I would like to address the quality of Passion. Passion is addictive. It draws people to you as they sense the excitement you feel about what you are privileged to do every day. Successful note professionals do not act like they are worn out, beaten down and kicked to the curb by the industry. Their enthusiasm is not over-rated hype; it is undeniably one of the most important tools in any note professionals arsenal. It can and will make you indubitably attractive to those note holders you wish to connect with. Remember, Success Demands Action! Keep on marketing, it’s going to work! TWITA!

Know Your Note Business

Those who consistently make money in the seller financed note business know the note market. They know the interest rates and how they affect the value of a note. They know the location and the history or story behind the note. They know what investors are buying and what they are not. They know the cause and effect that demography, crime and unemployment reports have on a notes value. They know everything about each area where they invest. They have to know it all. Staying ahead of the competition in the seller financed note business means doing your homework... Read More...

Question of the Week

Q - Hi Jeff,

I have left several voice mail messages for note holders that I have options to give them for their note. Some of them do not respond to my voice mails messages. Do you think it is a good idea to send emails and cash analysis of the partials to these note holders? Please share your experiences in dealing with these note holders who do not return voice messages. What methods you used in this kind of situations?
                                                        ~ Bryan

A - Hi Bryan!

Thanks for the email,  I usually call them back every day for a week, then every other day for a week then once a week until they respond. Just say something like "...our underwriters have worked up some great options for you, call us back as soon as you can!..." I would not leave prices on a voicemail but I would email them the prices for sure. :) Also, yes, I would email them the options along with the cash analysis after about a week of no returned call. Hope this helps! TWITA!     ~ Jeff
