Fall has arrived and is very welcomed here in Southern California.  Fall brings change and with change comes renewed enthusiasm to keep our businesses on the road to success in the cash flow industry. 

 

Last month I shared with you my “price letter”.  The price letter is the letter I send to note holders if they seem agreeable or at least interested in the prices and options that I gave them over the phone.  In my price letter I refer to my “analysis sheet” for the note holder.  This analysis sheet shows the seller approximately what he/she might receive in the long run taking into account the interest and payments in the future in complete detail for each option.  When you show them all of the details it puts our offers in the best light possible and shows them in real numbers they can understand much more easily.

 

My “Analysis of Cash Received by Note Seller” follows:

 

 

 ANALYSIS OF CASH RECEIVED BY NOTE SELLER

I put this on a page all by itself and use up to four sections (if I have four offers).  All you do is fill in the blanks and add them all up.  It is really a great way to present the options especially when you are trying to steer them towards a partial type of option.  As an added little tip, I like to highlight the totals with a green highlighter!  Green means money and green also means go (or yes), just a thought.

 

The next time you send out a price letter add this one page to send along with it and follow up with them.  It’s another great negotiating tool that you can use to possibly get a higher conversion (acceptance) ratio.
