President's Corner

       Every note business I know of is working harder than ever these days - toiling late into the night, taking on more questionable transactions than prudent, adding marketing efforts and testing their marketing more, going in 10 directions at once, juggling possibilities that aren't yet realities, all while tucking family and personal needs into crowded corners of the day.  And all for good reason.  These are times that definitely are testing us.

       But there is a not so promising result from all such valiant efforts.  I see it on the faces of some of my associates in the business and hear it on their voices over the phone.  They are verging on exhaustion.  If this sounds like you then please; relax!

       Yes, we all have to work harder these days, often much harder.  But we also have to work smarter and more imaginatively.  We can't do that if we're exhausted.  We must give ourselves the opportunity to recharge and regenerate.

       But how can we feel good about slowing down with days and nights that are already jam packed and financial pressures looming over our shoulders?  We simply have to acknowledge that when we are rested and refreshed we can do everything more quickly and better.  Taking time out to rest, relax and refresh actually lets us save time and increases our chances of more successful results.

       What should you do? Well for me fishing is near the top of my list of course.  For others it's as simple as taking a nap, a round of golf, taking a hike, an hour of pampering at a spa, a weekend camping trip or just taking a break to play with the kids or dog.

       So I challenge you to identify what you find most relaxing and refreshing and do it!  Your future really does depend on it.  Remember, Success Demands Action! Keep on marketing, it’s going to work! TWITA!

          Many (probably most) note brokers share a common dream when they get into the business – quitting their day jobs and turning the note business into a career. Some may have more modest goals of creating a solid stream of recurring revenue every month to supplement their regular income. Question of the Week

Q - Hi Jeff,

          I saw your name on LinkedIn regarding the purchasing of notes. I was wondering if you would set up a line to purchase notes or collateralize notes as they sold. I am interested in offering seller financing so that when a purchaser comes in we could offer to finance a lot  for them at a competitive rate, close them quickly with 25% down and then draw against the line using the note as collateral. Our lots sell for about $200k to $500k. For example, if a lot sold for $300k, we received $75k down and then financed $225k. At that point we would draw a percentage of that off the line (80%?) or even sell the note.  Do you know anyone who would be interested in that idea?  Thanks for your time.

A - Hello Todd!
        Thanks for the email! Unfortunately at this time in the current real estate market and economic conditions I do not know of anyone that would do what you are asking. For one reason, it's just a lot with no structure or improvements on it at all. For another reason we would need at least 6-12 months seasoning before we would even consider buying the note and then most likely only a partial up to about 50% of the note. Sorry I couldn't be of more help on this one.
