       The note business has it's ups and downs and goes in cycles just like any other business.  To keep striving for your goals during economic challenges here are a few suggestions and things I have learned over the years for you to consider.

          In challenging times you need to get perspective.  Things won't let up, it is time to examine the big picture and strategize. In tough times people postpone their planning until there are fewer firs to extinguish. Don't fall into that trap. Get and follow a plan to keep you on track through the lows.  Get advice from advisors, colleagues and associates to help fight the status quo by challenging you on what holds you back and what will move you forward. Keep habits and routines in your business. Break bad habits and adopt excellent habits. Use every encounter with others as a chance to learn and get smarter. Set aside time to read and stay interested. Make learning a creativity explosion in your business. Get social by attending industry gatherings aligned with your goals and seek others aiming to expand their capabilities with what you do best. This means social networking online as well. Finally get focused. We are all surrounded by conflicting messages which can breed fear and doubt. Stay focused on your own business.

          So, pick goals, make plans and get going to give your note business the shot of momentum it needs in challenging times. Remember, Success Demands Action! Keep on marketing, it’s going to work! TWITA!

FAQ - Purchase of Notes

       The term “private mortgage notes” (aka seller financed notes, purchase money mortgage) includes any mortgage notes or deeds of trust held by a private individual as a Seller Carryback note. Seller Carryback notes are created when the seller of a property agrees to carry back the financing for the buyer of the property to facilitate the sale of that property in the form of a promissory note.  That note is secured to the property with a mortgage or deed of trust in which the buyer of the property is the mortgagor (individual making the payments) and the seller of the property is the mortgagee (individual receiving the payments)...           I am working as a broker and I found your email address online. The reason for my email today is that I am bidding for some notes on different sites that are requesting Proof of Funds. Can you so kindly please provide me with Proof of Funds so that I can move forward with my bids?

A - Hi Sabur!

          Thanks for the email!  Unfortunately, that is not how this business works.  In 25 years of business we have never had to show proof of funds and we never will. It is our experience that people or companies asking for proof of funds are not legitimate transactions for us. In addition, notes posted on the internet are not a source of business for us.

          Should you come across from some true seller financed notes held by an individual who sold a property and carried back the note we would be more than happy to look at them.
