        Did you know....

 

                As a note gains seasoning and time passes it becomes more valuable. In addition, a note with a balloon payment gets even more valuable as the balloon approaches.  This is because the shorter the term of the note the more valuable the note OR vice-versa the longer the term of a note the less valuable the note.  The less time a note investor has to wait to get their money back the more they are going to pay for the note. (But there is such a thing as too short.)

*Question of the Month:

 

Q - Does a note investor usually need to see the property condition and the market value of that particular property in order to make a decision to buy the note from the note holder? - R. Than

 

A - Yes. After a note holder has accepted a price from an investor part of the due diligence process is getting a drive by appraisal or BPO (Broker's Price Opinion) of the subject property to determine it's current market value and condition of the property.  Usually the property must appraise for at least what it sold for and the subject property should be in average to good condition.
