Think about this quote from

As a note broker it is your
“job” to present yourself in a
professional manner with a
professional attitude about the
business. When you submit a
worksheet to an investor,
consider the worksheet your
application for the job of note
broker on that particular
transaction, with the investor
being the hiring company and you
are being interviewed. Wouldn’t
you want to impress the company
that is going to “hire” you for
the position of note broker on
this particular note? Of course
you would, so with the right
attitude you would try to show
the company that you are the
best note broker for the job.
If the investor has some
questions and wants
clarification before they can
determine their pricing options
you should respond with the
proper attitude and show him
that you can do the job you are
applying for.

I've been in the note industry
along time and have spoken at
hundreds of RE meetings and
events and the most common
question I am asked is how I did
it. Well, the short answer is
with lots of hard work,

first deal when I knew deep down
that this would work for me.

- Hi Jeff
I
noticed 2 sales by owner
craigslist ads which look
interesting: 1 family house for
sale by owner who will work the
buyer's agent and another ad
with three properties for sale.?
Owner states they want to
relocate and do not want the
stress of maintaining the
properties. One is a commercial
property and all properties are
occupied. Do you think I should
contact these owners and how
should I approach them because
they are FSBO ads?

A - Hi
April!
I will keep it short. What you are talking
about is a techniques called Reverse Ad Marketing. By look in in classifieds,
online listings like craigslist and others and finding properties for sale that
ALREADY REFER to seller financing, owner financing, owner will carry, seller
will finance, OWC SWF, etc... Once you find them you can call them and educate
them on how to properly structure their note and sale so that WHEN they have a
note it will be the most valuable note possible and they can sell it to you for
the least amount of discount.
You DO NOT want to call FSBO ads UNLESS
they have the above mentioned verbiage. Otherwise you have to number 1
convince them to carry back a note AND number 2 convince them to sell it at a
discount. It's tough enough to convince them of either but to convice them of
both to carry back a note AND take a discount would be extra tough to convince.
The Reverse Ad marketing method for notes
can work, just know that this method is a VERY huge numbers game, hundreds and
hundreds of calls to hopefully get one deal closed. Hope
