       This month I am writing about ways to build rapport and trust with note holders. Another suggestion is to work on the relationship and the connection before you focus on trying to buy their note.

          Most note brokers try to focus too much on getting the note holders to sell their note, the questions they  need to ask and the points they need to make that they forget to focus on the note holder and make a personal connection before proceeding with the negotiations. See each note holder as an individual, each with a unique life experience with distinct needs and desires. Build some solid rapport before moving into talking about the note and pricing options.

          Building trust and rapport with a note holder is one key to your success in the note business. Remember, Success Demands Action! Keep on marketing, it’s going to work! TWITA!

Q - Hi Jeff,

          Do you buy, or is there anyone you know, that are interested in buying seasoned Land Contracts?

A - Hi JT!

          The quick answer is yes, as long as the Land Contract is Recordable AND Title Insurable (we can get title insurance on it) then we can purchase land contracts as well. :) Some investor might require that they be converted to a note and deed of trust but that is on a case by case basis. Hope this helps!
