Happy New Year! May this be your
most healthy and prosperous yet!
For this first issue of 2015 I
want to share with you a short
story.
There was a man taking a morning
walk at the beach. He saw that
along with the morning tide came
hundreds of starfish and when
the tide receded, they were left
behind and with the morning sun
rays, they would die. The tide
was fresh and the starfish were
alive. The man took a few steps,
picked one and threw it into the
water. He did that repeatedly.
Right behind him there was
another person who couldn't
understand what this man was
doing. He caught up with him and
asked, "What are you doing?
There are hundreds of starfish.
How many can you help? What
difference does it make?" This
man did not reply, took two more
steps, picked up another one,
threw it into the water, and
said, "It makes a difference to
this one."
The note business is about
helping people. No matter
how big or small the note, no
matter how large or small our
commission and no matter how
long or short a transaction
takes to close we are helping
note holders get the cash they
need. This first week of the
year I would just like you to
think about the question, "What
difference are we making in our
note business?" Big or small, it
does not matter. If everyone
made a small difference, we'd
end up with a big difference,
wouldn't we?

- Hi Jeff,
I'm putting together a direct
mail program and just got off the phone with Scott Arpan of
Advanced Seller Data Services. He
suggested that I ask you your suggestions on criteria about the note holder and
note that would be necessary from my perspective when ordering names and
addresses of note holders (i.e. amount range, how old, name of buyer/seller,
address, etc). Could you supply me with this information? Thanks.

Hi Don!
Thanks for the email!
Yes, I have been doing direct
mail for note holders for over 23 years now and here is some of the criteria I
use when ordering names of note holders: Note amount $20,000 and up, Note age
less than 6 months gets best response (for me), I choose entire states rather
than picking individual counties, I want my names to be de-duplicated (so I do
not send 3 letters to one person at the same time, if they have multiple notes
that is fine but I just need their name and address one time) and I only want
names of note holders that are a person’s name (i.e. I do NOT want names and
addresses of LLC’s, Habitat for Humanity, Corporations, banks, mortgage
companies or other). These few criteria have been tested for my note business
over the years and now serve me well. Hope this helps!
