Hello again!  In the last couple of months we went over giving the price, sending a “Price Letter” and completing the “Analysis of Cash Received” to send with the “Price Letter”.  Now it has been a few days or maybe a week since you sent the “Price Letter”.  Now it’s time to make your first follow up call.  What are you going to say and how are you going to say it?

 

Well, one week after the price letter has been sent I give the note holder a call back.  When I make a call back after I have sent the price letter I simply ask if they have received it yet and, if so, if they have any questions about what is on the letter and if they have had a chance to go over it yet.  I go on to ask if one of the options is going to work for them at this time and if not, if they would keep my number handy if they have a need for cash in the future.  Following are some questions and statements you might use.

 

-         The reason for the call is to confirm with you that you have received our prices in writing and to answer any questions that you might have about selling your mortgage.

 

-         When you look them over give us a call and let us know what you decide.

 

-         Did any of our prices or options interest you at this time?  When might they be of interest to you?

 

-         No?  Have you called any other people about your mortgage?  Did something they tell you interest you?

 

-         If you have or did call other note buyers and they legitimately give you a higher price please call us back and let us know so that we may have the opportunity to match or exceed their offer.  We are very competitive nationwide and can usually find a way to give you what you want.

 

-         Also, keep in mind that our prices are net figures to you and that you pay no closing costs at all, we pay all costs.

 

-         Please keep our price letter in your file and remember us when your need for cash arises.  It would be greatly appreciated.  Thank you again for giving us the opportunity to give you some options on your note.

 

If the note holder accepts one of the options you have given to him you then start the process of gathering the copies of the documents that you will need to send to the funding source. Next month we’ll talk more about follow up calls.
