       What do note investors, note holders, potential referral sources and first-dates have in common? They are all sizing you up from the moment they meet you. Their number one concern is: "Is this someone I can relate to? Someone who speaks the same language as me? Someone whose sense of what matters is similar enough to mine that we can work together?"

       Learn how to quickly recognize a good match. Don't shy away from multiple phone calls (interviews), use them to build rapport, communication and increase the time spent with the prospective individual and solidify the process.

       Conversely, if the chemistry doesn't feel right, and you can afford to, walk away before too much unproductive time is wasted.

Q - Hi Jeff,

          A friend passed your info on to me and I have read through it.  I have two notes on residential and a mixed use building that meet all the criteria except interest rate. Is the 9% firm? Also, since the notes are sold at a discount, is that a 20% discount, or does it vary? ​Thank you!

A - Hi Debi!

          Thanks for the email! To answer your question, NO the 9% is not firm. The interest rate and other suggested note structures on our website are just suggestions for the best possible note and least amount of discount. If there is anything different it would just increase the discount.

          Discounts vary depending upon the type of property, credit of the payor and note terms. In the last few months we have paid as little as 40 cents on the dollar and and high as 86 cents on the dollar, it just depends.

          For possible prices and options on the note or notes in question all you need to do is fill out our online submission form as completely as possible and I will get back to you usually within 24 hours or the next business day.
