Fighting Unconscionable Rent Hikes
I have been actively communicating with tenants of properties who have complained of illegal rent hikes, some in excess of 30%, in their lease renewals. This includes residents living in properties managed by Lincoln Property Management, AvalonBay, Inc., and the Bozzuto Realty Group including the Jordan, the Artisan, the Harlow, Park + Garden, as well as the Ballpark.
Last week, I authored and introduced a resolution unanimously joined by my Council colleagues, stating our community’s full support for tenants who have reported receiving unconscionable rent hikes. The resolution calls on Lincoln, AvalonBay, and Bozzuto specifically, as well as other Hoboken landlords, to abide by all relevant state and local legal requirements, offer fair lease agreements to their tenants, and modify or retract any leases that include unconscionable rent increases. Mayor Bhalla has also directly contacted executives at Lincoln, AvalonBay, and Bozzuto on the tenants’ behalf, and if unconscionable rent increases are not reduced, or our rent control ordinance is not complied with, the City will strongly support legal remedies on the tenants’ behalf.
Hoboken is one of the few communities that has invested in a Tenant Advocate, an attorney who can provide you with a free legal consultation. I want to thank Andrew Sobel, our Tenant Advocate, for helping so many Hoboken residents. Sneak Peek 👀of our Northwest Resiliency Park 👀Lawn
Our NW Resiliency Park opens on June 12th, and I can’t wait for that ✂️ ribbon-cutting! Here’s a sneak peek of the newly installed lawn.

When complete, not only will the park look great, but it will store and discharge up to 2 million gallons of stormwater runoff — making this 5th Ward neighborhood in Northwest Hoboken an even more desirable place to live, work and raise a family.
Big Progress as the NW Resiliency Park Takes Shape

Community Meeting on 1415 Adams St. Redevelopment Project 
Hoboken will host a virtual community meeting on Tuesday, May 9th at 6 pm, to discuss the proposed redevelopment project at 1415 Adams St./1412 Grand St. The proposed project is for a new 5-story commercial building, complete with a brewery and tasting rooms on the ground floor and office space on the upper floors.
This will be an opportunity for you to hear from the project architect and members of the development team who can also respond to your questions. You can register for this meeting and join us as we come together to discuss the future of Northwest Hoboken. You can register for the meeting here.


Volunteer Ambulance Corps Offers CPR + Basic Life Support Classes
Have you ever considered volunteering with Hoboken EMS and Volunteer Ambulance Corps (HVAC)? Are you interested in learning CPR skills?
HVAC is offering a "Family and Friends CPR" class — ideal for community groups, new parents, and grandparents. HVAC also offers a Basic Life Support class for Healthcare Providers that is required for anyone interested in joining the HVAC. Arts and Music Festival
One of my favorite days of the year is coming!  Mark your calendars for Sunday, May 7th, from 11 am to 6 pm when Washington St. between Observer Hwy. and 7th St. is taken over by 200 artists, crafters, photographers, food vendors, local restaurants, and businesses, along with kid-friendly activities and live performances! 
Live musical performances will take place on two Washington St. stages:  one between Newark St. and Observer Hwy., and one between 6th and 7th Streets. Concluding the festival on the Observer Hwy. stage, Joe McGinty and The Loser's Lounge will perform an array of favorite songs and deep cuts from the catalog of The Kinks. Arbor Day 🌳 Tree 🌳 Tour
The Hoboken Shade Tree Commission and the City of Hoboken have announced the second annual Arbor Day Tree Tour, taking place today from 9 am to 12 pm The three-hour tour, led by an urban forester and ecologist, will feature six stops where participants can learn about various tree species, the importance of tree diversity, tree life cycles, and more.
The tour will stop at the following locations:
  • Pier A Park
  • 7th & Jackson Resiliency Park
  • Brandt School
  • Elysian Park
  • Southwest Resiliency Park
  • Church Square Park
Residents who have mobility issues can take advantage of the free Hop shuttle service, departing from the Multi-Service Center at 124 Grand St. at 9 am and ending at 12 pm.
