Here’s what’s happening in the Mile Square City. 

Helping the Jordan’s Residents
This past year I have focused on enforcing and strengthening Hoboken’s rent control protections for tenants. Tenants have also approached me with concerns about unconscionable rent hikes at a number of 5th Ward buildings including The Harlow, The Artisan, The Ballpark, and The Rivington and we have worked together to help address those concerns. 
For the last six months, I have worked with, supported, and stood beside the Jordan’s residents in their ongoing effort to be treated fairly by the Jordan’s management company. Mayor Bhalla and I have communicated directly with building management, and I was interviewed by NBC New York in a feature highlighting the Jordan’s residents’ efforts to address excessive rent hikes.
In a major win for the tenants, on September 13 Hoboken’s Rent Leveling Board ruled that the Jordan is subject to Hoboken’s Rent Control Ordinance. As a result, annual rent increases must be capped at a maximum of 5% or CPI, whichever is lower — a rate significantly less than the routine rent hikes recently assessed. Get Ready for the Arts & Music Festival
The Hoboken Fall Arts & Music Festival arrives Sunday, October 1st from 11 am to 6 pm. This vibrant event promises a collection of art and music with artisans displaying their work, lots of food trucks, and pedestrians taking over Washington Street from Observer Hwy. to Seventh Street.
This year’s show will be epic — with legendary American indie rock band The Feelies headlining the bill.  Other great bands and performances on two stages include The Bongos, Lenny Kaye’s Nuggets, the Karyn Kuhl band, and Gene D. Housing Authority’s Redevelopment Plan is Available for Review and Comment
As Chair of the community development subcommittee, I have helped shepherd an exciting new vision for the future of the Hoboken Housing Authority. The City is now presenting for public feedback a draft Hoboken Housing Authority Redevelopment Plan. This release follows an extensive six-month period of community outreach and engagement. The draft Redevelopment Plan sets the stage for a phased, major redevelopment of the Housing Authority’s properties.

Take the Zero Waste Survey
The City of Hoboken invites residents, businesses, and property managers to actively engage in the online Zero Waste survey as a vital component of the City's Zero Waste Initiative. Your input will serve as a crucial resource for the project team as they work towards shaping a Zero Waste Plan. This plan aims to achieve multiple objectives, including reducing greenhouse gas (GHG) emissions from waste, enhancing residents’ quality of life, and optimizing taxpayer funds through more efficient waste collection. Coffee with Cohen … the Home Edition
On Tuesday, I hosted my 87th Coffee with Cohen community meeting featuring special guest Jennie Pu, Director of the Hoboken Public Library. 
We discussed the upcoming ribbon-cutting for the restored third floor of the Library’s Main Building, the Library becoming a book sanctuary, libraries as centers of intellectual freedom, the Library’s community programs, and more. I also addressed the City’s distribution of free, sealed garbage bins for residents, and many community updates. More than 80 people have already watched this event, which you can watch here
