President's Corner

       Because of the note business, I have much to be thankful for.  So I’d like to share with you my top ten reasons why it’s great to be in the note business as a note broker and investor.  I’m sure many of you will identify with my choices and you may even have suggestions of your own.  If so, please feel free to share them with me by email.

 

10 – We help people get the cash they need when they have no other options – making it possible for people to pay off debts, go on vacation, pay medical bills, invest in other ventures, buy a new car, etc.

9 – We have state of the art tools and products at our disposal and the power to purchase and use these tools.

8 – Our other team members (processors, closers, investors etc.) value our opinions and we value theirs.

7 – We share a camaraderie that is difficult to match in other professions.  There is truly a magical connection between note brokers and investors all over the nation.

6 – We are perfectionists – always striving to improve and do our best.

5 – We are dedicated, hard working and reliable.

4 – Our clients (note holders) respect us and count on us for advice and guidance.

3 – We have many options for using our skills – we can be consultants, appraisers, educators, advisors, counselors, writers, speakers, teachers and more.

2 – We can affect a person’s overall well-being by giving them the cash they need when they need it.

1 – We have a positive impact on so many people and they, in turn, have a positive impact on us.

       Over the years I’ve had the pleasure of meeting many of you at workshops, conventions, industry events, online and by telephone.  I‘ve been impressed by your zeal to learn and humbled by the tireless work ethic most of you put into this business.  The ethics and integrity of this industry seem to be intact and on the rise.  I am honored to call you my colleague. Don’t ever doubt that by being in the note industry how truly unique your services are.  Remember, Success Demands Action! Keep on marketing, it’s going to work! TWITA!

At that time I went through the five day boot camp course that was designed to teach us solely about purchasing and brokering of one income stream, seller financed real estate notes, the now referred to as the private mortgage niche. Q - Hi Jeff,

              I'm anxious to get started sending out my mailers to look for some notes! I have a question for you before I order my list of names. I'm planning to buy a list of names from a supplier who can let me set some criteria on what notes to order. One of them is the age of the note. Do you have any recommendations on what age notes get the best response? Does this even come into play? Thanks!

A - Hello Peter

            YES!!!! the age of the names has a HUGE effect on response.  My statistics over 20 years show me that the fresher (newer) the names the better response you will get. Anything older than 6-12 months you are wasting your time, postage and marketing dollars.  I am so glad you emailed me, this is going to save you and make you a lot of money.
