       Are you getting note holders to contact you but few callbacks? Chances are you have great skills, but you might be missing that extra oomph to help you stand out from your competitors. The truth is one of the most coveted skills among note professionals is—you guessed it—communication. In other words, communication skills can make or break you. In addition to the tips I gave you last week, here are two more tips for you to consider:

3. Nix filler words like um, like, and uh. This goes hand-in-hand with No. 2, except these filler words are often involuntary. They just come out when you're nervous or put under the spotlight. The only way to beat a case of the "ums" is to practice, practice, and practice.

4. Ask for clarifications. Asking questions is one of the best ways to show you're engaged and committed to the conversation. If you have a single doubt about the note holder’s question, asking for clarification does not take points from you. Fire away.

Communication skills should not be over looked when striving to be the best note professional you can be. Remember, Success Demands Action! Keep on marketing, it’s going to work! TWITA!

Question of the Week

Q - Hi Jeff,

          I had a Realtor call me this morning to find out what exactly we did and how I could possibly help him. After explaining it to him he said that it sounds like we buy 2nd's and he didn't think that would help him. I don't know a lot about all this yet. Is that what we do when we purchase a seller carryback note...buy 2nd's? Any help would be greatly appreciated.

A - Hi Marc!

          Thanks for the email! In short, no.  What we do is purchase performing first position notes secured by a property that came about when the seller of a property carried back the note to facilitate the sale of the property.  We do not buy 2nd's on a regular basis at all.
