President's
Corner
When you read interviews with
successful note professionals
you will find a common
denominator is a "glass half
full" type of personality. For
those who tend to look at things
in a "glass half empty" way I
would like to offer some simple
ways to change your thinking.
Expect miracles, they do
happen, but mostly to those who
believe in them. Amuse
yourself by practicing the
art of childlike-ness.
Keep your mind on the cusp of
curiosity. Be grateful
and write down names of people
and things that are blessings in
your life and read these at
night to put you in a positive
state for sleep. Reframe
abd look at things in different
ways. You might like the view
from a different angle. Sing
happy songs by making a
playlist of songs that elicit
happy memories. If you feel
yourself slipping into negative
territory, play the songs and
sing along. Move the
furniture - a couch, a desk
or bed may give you a different
viewpoint, helping you to see
things from another angle.
Change your surroundings often,
it keeps you fluid. Take a
tourist day by making a list
of great places your city has to
offer then take a day and go
sightseeing. Dress like a
tourist and bring your camera
for an instant vacation.
Trying to stay positive in a
negative world isn't easy. Hope
these tips help you stay
positive and keep moving
forward!

Success
Demands Action! Keep on
marketing, it’s going to work!

Negotiations
Most people believe that the
goal of negotiation is to get
all you can – to vanquish the
"opponent" as if you were at
war. But negotiation isn’t war.
It’s trying to reach an
agreement. And the goal should
always be to make both sides
come out winners – because that
way you can continue to work
together smoothly...

Question of
the Week
Q
- Hi Jeff,
I am a retired financial sales guy
(equipment leasing), and would like to get involved in note brokering, however I
sense it has become pretty tough due to the numbers of folks involved. I know
the effort that I had put into my previous business, so I would appreciate a
response from a veteran like you, if I were to invest 20 hours per week to
marketing, and spend $500/mo for the first 6 months is there opportunity in this
business? I know you are busy, so not expecting more than just a reasonable
honest answer. Thank you!
~
David
A - Hi David!
Thanks for the email!
This is a business like any
another. It takes knowledge, skill, effort and some money to get started and
let's not forget persistence and perseverance. The note business is a huge
numbers game, again just like any other business. Competition or not a note
brokers job is to get notes coming across their desk to get some of them to
accept an offer and then close a transaction. My statistics this year in 2015
tells me I need to look at 37 notes to get one to the closing table. That's just
me, eight years ago it was 20 to 1. Most of the competition these days is
internet based. So I still stick with my marketing plan of direct mail,
classified ads, direct contact, networking and of course internet and web
presence too. Dedicating 20 hours per week is great! $500 per month could give
you a small 300-500 direct mail letters per week and then a lot of your time
will be networking, direct contact and building referral sources (those things
don't cost much except for business cards).
