Why Doesn't it Work?
Whether you are new in the
business or experienced in the
cash flow industry it is my
opinion that our number one job
as a note broker is to find the
deals. The majority of a note
broker’s time is spent on the
marketing of their business. I
would venture to guess that
60-70% or more of my time is
spent trying to find notes. The
other 30%-40% is split between
the due diligence involved with
accepted transactions and
business management.

- Hi Jeff,
Are Land Contracts notes marketable? I'm in Michigan. If so, what is the average
discount for a single residential, 1 year seasoned, performing, 10 percent down
payment, 580 -620 credit score.

A - Hi James!
Thanks for the email! Yes, Land Contracts and Contracts for Deed are sale-able.
Discounts are similar to regular notes secured by a Deed of Trust or Mortgage
depending on type of property, terms of the note. credit of the buyer and all of
the usual particulars. For what you are describing most likely 65-75 cents
on the dollar would be a good range to guess-timate.
