       Time is money when it comes to the note business. Don’t wait to make important decisions or allow outside forces to put pressure on you. Use the knowledge and data that you have at the time and then choose a direction. I'm not saying make a hasty rash decision, but rather an informed decision as quickly as possible. If you are wrong and you know you are wrong, don’t wait. Be humble, admit your mistake, and of course correct it. It’s better to always be moving yourself and your note business forward in the long term—even if you have to take a couple of steps back in the short term. Remember, Success Demands Action! Keep on marketing, it’s going to work! TWITA!

Q - Hi Jeff,

          I have a quick question: What if the note gets paid off at any point during the term of the partial? Say we go with a partial and the note is paid off during the period that we hold the note.  How does the payoff get divided up since the current Note Holder will still have payments in the future due to them and we would also have payments due to us?

A - Hi Trevor!

          Thanks for the email, great question! In short, if a note is paid off during the term of a purchased partial the investor will receive the balance of what they are owed and the Note Seller will receive the remainder.  Most note buyers create what we call a “Schedule B” when we buy a partial purchase.  This schedule is basically an amortization schedule of who gets what if the note gets paid off at any point during the term of the partial.
