       I've been receiving lots of calls and emails from note brokers and people interested in getting into the business asking me what my approach is in this current market.  Am I changing anything, not doing things, doing more of something?  Well, one thing that I have added to my marketing plan is to target more real estate agents, real estate investors (rehabbers, flippers, etc.) mortgage brokers and other real estate related professionals to make sure they know how to properly use, create and structure a seller financed note so that the note holder can sell that note for the most amount of money down the road.  Last year I put together and tested for myself a new book called the "Note Creation Handbook" and I try to visit one real estate meeting a month to educate real estate professionals on how to sell 3-5 more properties a year by creating notes.  Then they receive the "Note Creation Handbook" as a guide. Guess who they bring their note questions and eventually refer the note holders to?  Yes, to me.  This is not a way for them to do business differently but to make them aware that when the conditions are right a property can be sold by creating a note and then the seller of the property can sell the note if they wish to do so.  This is a must have for any Note Broker or real estate related professional.  You can keep it for yourself to use as a reference on how to create a note OR you have full permission to copy it and use it as your own making yourself as the author.
