As airports remained closed in Thailand, the slack in the Pattaya market is rapidly being taken up by residents of Bangkok (Foreign and Thai) who are filling higher end beachfront restaurants and hotels every weekend and subsequently purchasing weekend holiday homes.
Demand is primarily for luxury beachfront condo's, large pool villas close to Maprachan lake or investment condos which can be financed with 100% mortgages at very low rates (30 year mortgages start at c. 3%).
